Buying a rental without using your tax returns

How DSCR purchase loans work for self-employed investors and people with heavy write-offs.

By Daniel Becerril, Executive Branch Manager, NMLS #2388968 · Updated October 21, 2026

The problem

Investors who write off a lot of expenses often show low taxable income. That can make conventional qualification hard even when the rentals are doing well.

The DSCR approach

DSCR programs generally don't use personal tax returns or W-2s to calculate income. The property's rent compared with its payment is the main test. You still need credit, funds for the down payment and closing, and reserves.

What you'll provide

Expect bank or asset statements, the purchase contract, insurance quotes, and entity documents if you're buying in an LLC. The appraisal usually includes a rent estimate.

Is it right for you?

DSCR loans are generally priced above conventional investment loans because they rely on the property. Many investors use them when flexibility matters more. Daniel can compare both paths with you.
