What is DSCR and how do lenders use it?

The debt service coverage ratio, explained with the exact formula — and what it means for your rental.

By Daniel Becerril, Executive Branch Manager, NMLS #2388968 · Updated October 21, 2026

The formula

DSCR stands for debt service coverage ratio. For a rental loan it is monthly rent divided by the full monthly payment: principal, interest, property taxes, insurance and any HOA dues (often called PITIA).

Reading the number

A ratio of 1.00 means the rent exactly covers the payment. Above 1.00 means the rent covers it with room to spare; below 1.00 means the property needs other money each month to carry it.

Why lenders care

DSCR loans qualify mainly on the property instead of your personal income. The ratio tells the lender whether the property supports its own debt. Each program sets its own minimum and pricing, and minimums vary by program — Daniel will confirm what fits your scenario.

How to improve it

A larger down payment, a lower loan amount, accurate (not overstated) tax and insurance figures, and documented market rent can all change the ratio. On a purchase, the appraiser's rent estimate is often used.

Try it
